Sales and Rentals: Conditions of "Holiday" Tenancy
Please read carefully the following conditions of letting as any
departure from same permits the owner or the agent to refuse key,
amend rent or premises or immediately terminate tenancy.
As from 1.07.07 you will be expected to sign an Arrival Authority, providing details with number of tenants and cars and also supply credit card details or $100 in cash.
This will be destroyed or returned once property has been checked for breakages, damage, cleanliness (dishes done etc) and excess rubbish.

- DEPOSITS: Within 7 working days of making the booking, a deposit
must be paid. If not paid, the booking lapses. The deposit is part
of the total tariff payable. Please check your receipts and contact
us immediately should there be any discrepancy. No responsibility
is taken for discrepancy in dates.
- CANCELLED OR TERMINATED BOOKINGS:
A cancellation fee of 12% of the weekly rent will apply under ANY
and ALL circumstances.
i. If the property is relet for the total period formerly booked
by you, the cancellation fee only will be charged and the balance
refunded.
ii. If the property is NOT relet for the total period formerly
booked by you, the deposit paid will NOT be refunded.
- KEYS: Keys will not be made available until all monies have
been paid in full. Arrangements for the collection of keys outside
office hours should be made prior to arrival.
- CHECK-IN AND VACATING
TIMES: Occupation commences from 2pm on the date of arrival, and
the premises must be vacated by 9:30am on the day of departure.
- RATES:
Rates for weekend stays are available upon application. Full payment
of rent is required prior to arrival.
- NUMBER OF PERSONS: The number
of occupants must not exceed the number given at time of booking
(including children). The premises must be kept clean at all times.
A breach of this condition will permit the owner/agent and/or representative
to refuse a key, amend the rental or immediately terminate the
tenancy.
- NO PETS: Animals and pets are not allowed on or inside
the premises, under any circumstances unless permitted as per Accommodation
Guide. Maximum of (2) two pets unless otherwise stipulated.
- BOOKINGS
ARE ACCEPTED BY US IN GOOD FAITH AS AGENTS FOR THE PROPERTY OWNERS:
We cannot be held responsible for actions taken by the owners of
the premises or other occurrences that are outside of our control;
these include:
i. the property is sold
ii. the tariff is increased prior to your occupation
iii. the property is altered in any way
iv. malfunction of any inventory of articles
v. the property is withdrawn from letting
Every reasonable endeavour
will be made to find alternative accommodation should this occur,
subject to owners authority. We accept no responsibility for misdescription
of the property, particularly with regard to telephone or postal
bookings (see Clause 2 for cancelled bookings).
- NO RESPONSIBILITY:
is taken by the agent, their representatives, tradespersons, cleaners
or the owners for tenants' personal property.
- BREAKAGES AND DAMAGE:
As the tenant, you are responsible for all damages and loss incurred
during the term of your occupancy. These are to be reported and/or
replaced and paid for.
- CLEANING: Please assist by leaving the premises
clean and tidy, with cutlery and cooking utensils washed and put
away, or additional cleaning fees will be charged.
- RELETTING FOR
CORRESPONDING TIME "NEXT YEAR": tenants
have first refusal to rebook the property they occupy for the same
time the following year (subject to the owners providing availability).
Please advise prior to departure.
- GENERAL: All properties are let
WITHOUT LINEN, PILLOWS AND TOWELS; a linen hire service is located
on the island.
- PARKING: Tenants or their visitors shall not park
their vehicles on the premises, except in specific designated areas.
The tenants are responsible for the behaviour and actions of their
visitors whilst at the premises.
- FUNCTIONS / NOISE POLLUTION: Our
accommodation is for residential purposes only. Functions are strictly
not permitted. Noise pollution is a punishable offence by lay and
as such we reserve the right to immediately terminate the tenancy
for any breach of this condition or for the holding of a function.
- BREACH:
A breach of any of the above conditions will permit the Owner/Agent
to refuse a key, amend the rental or immediately terminate the
tenancy. NO refunds will be paid on terminated tenancies.
- VARIATION:
All rates are subject to variation without notice.
